Metal roofing products can be some of the most durable and long-lasting roofing products available on the market today. These products come in painted steel and aluminum roof tiles, slate, shingle and shake configurations, as well as the standing seam varieties common to the commercial industry. There is also a product style that incorporates stone coating as an alternative to paint.

There are bottom and side interlocking systems, and bottom interlock side-lap systems, as well as systems that bottom and side lap. Some have hidden fasteners and some incorporate battens and exposed fasteners. The high-quality systems typically utilize the bottom and side interlock method and hidden fasteners. Metal roof systems in general are not designed to be completely water tight and this fact combined with the Northwest climate creates a passive moisture or condensation condition that requires a superior vapor barrier, such as an ice and water shield, to be installed.

When you purchase a metal roof system, the manufacturer’s warranty covers the paint or coating rather than the product. Typical life expectancy can be 50+ years and longer and is related to paint surface performance and appearance, as opposed to the metal itself. The stone-coated roof systems carry a 25-year manufacturer’s warranty on the stone-coated surface.
