The liquid roof coating industry has undergone some major changes in the past 5 to 10 years. What has long been known as a roof llife extender has transformed itself into a roof restoration industry. There are products available for retro-fitting metal roof systems and even some catalyzed rubber products that are stand-alone roof systems. There are still many elastomeric “snow-seal” type products that are designed to extend the life of an existing low-pitch roof. These types of products typically last 3 to 5 years and, when combined with seam tape, mesh, and plastic roof cement, have been proven quite effective in extending the life of the average low-pitch roof system. While they are essentially paint-on products installed with brushes and rollers, and can be installed by the average home owner, it is important that all of the voids and penetrations are properly sealed. The installer must always remember the number one rule in roof re-coating – deck preparation is critical and is the single most important factor in product performance. Today’s roof coatings are much more advanced than those of the past, but they are still essentially designed to extend the life of an existing roof system. While there are some exciting stand-alone, multi-part roof systems available, they are the exception. Whenever you consider extending the life of an existing roof system, it is critical that you do an extensive cost analysis to determine whether it makes more sense to extend your roof’s life or simply replace it. This is a “case-by-case” application and many factors should be considered.
